Q & A

1. What is the PCBS?

The PCBS was registered as a Community Benefit Society (CBS), a UK not-for-profit legal structure registered with the Financial Conduct Authority. It is a registered society whose purpose is to run a business entirely for the benefit of the wider community rather than just its members.

2. How does the PCBS work?

The PCBS has established an Management Committee to manage and maintain our asset – The Ship Inn – be accountable to our shareholders and their investment and to support the wider Community. We are ultimately responsible for the fabric of the building, its upkeep, legal costs, and associated costs.

3. The PCBS Operating Model for The Ship Inn

The PCBS is responsible for the building and land, and we have a contract with the tenant. Cal (through his limited company) runs his business from The Ship Inn for which he pays rent to the PCBS. Cal has no legal responsibility for the building or its maintenance. All monies taken from the bar, kitchen or letting rooms goes directly to the tenant (no profit sharing) and not the PCBS – which brings us on to fundraising.

4. Why does the PCBS need funds?

If we do not run fundraising activities the current bank balance will become depleted over time. This could mean that we would be unable to manage & maintain The Ship Inn as a viable public house and that we would potentially have to find new investors or come back to current investors for more money to keep the business operational. Ultimately if it isn’t kept in good order, we may not be able to operate the pub safely or successfully as a commercial enterprise.

5. What will we do with money raised

a) day-to-day running costs such as insurance, legal costs, business rates etc.

b) Repairs, investment for improvements to external or internal aspect (e.g. windows, garden, decorating, kitchen…)

c) payback of grants or loans and in the future, we may have (in exceptional circumstances) requests from shareholders to withdraw their investment after three years.

6. Fundraising for the PCBS

Shareholders invested to buy The Ship to run as a Community Asset and we are conscious that whilst fundraising we also need to give back to those investors by arranging some fun and entertaining events and not just directly asking for money. Therefore, our events are for everyone, but we will in some cases give PCBS investors first opportunity to buy tickets where tickets are limited, before opening up to the wider community. Our larger events next year will be ticketed events open to anyone.

7. Why don’t we hold all fundraising events at The Ship

All monies which go across the bar (food, drink and accommodation) goes to Cal and his company, the PCBS gets nothing. If we hold events at the Ship, we don’t get the full benefit of our fundraising which we need to maximise – holding off-site ensures that we don’t affect the Ship’s income. Saying that, there will be other events in future where we will be partnering with Cal (The Ship) either onsite or offsite. This is why we are generating sponsorship, donations and support from other local businesses and holding events to maximise our fundraising potential. These sponsors are supporting us because they are either businesses, suppliers or local residents enjoying a successful pub close by or in some cases, they are also investors. There will be events in future where The Ship will support and be involved but sadly, they are unable to run the bar as planned for our first event due to reduced staffing numbers, but they will be contributing in other ways.

Community Events

The Pie Chips and Beans Supper – 7pm-10.30pm – Friday 30th October 2026

A fun evening of traditional pub games, a chance to win some excellent prizes donated by local partners and a “pub” supper in the Church. Seating for approximately 60 people and supper very kindly donated by The Lugger. Tickets will be on sale from the PCBS Website where you can also provide your choice of pie – meat or vegetarian.

For our first event we have secured sponsorship allowing us to maximise our revenue potential. The Lugger has very kindly offered to donate dinner due to their location to the church, and they are delighted to see the good work and intentions of the PCBS in the community. Many of their guests are spending time at the pub and they are promoting The Ship as an alternative to guests rather than see them driving out of the village to eat/drink elsewhere. All of this is having the effect of creating a positive atmosphere in the village for visitors and they are passing on the news to their friends and family (by word of mouth and over social media) that
